Evergreen Meadows Market Update August 2016

Evergreen Meadows had a busy month!  3 properties closed and 6 went under contract.  There are still 6 homes that are acitve – which is a lot of activity for the Meadows.


Solds – 7933 Swaps for $725,000.  This home had a great setting (tremendous views in the back of the neighborhood) and was nicely appointed.  It sat on the market for 2 months (1 contract fell on it) and there were 2 price reductions.  It was orignally listed for $799 – which is at the high end for the neighborhood.

7866 Centaur Drive sold for $580,000 – and it was listed for $574,255.  The house contracted in 4 days, which tells me there was a bidding war going on here.

28551 Bold Lane was also a hot house.  It contracted in 5 days for $460,000 – when the list price was $455,000.  The house needed complete updating, but it was gone quickly for (2) reasons – 1.  Anything under $500,000 in the Meadows tends to move quickly (if it’s a nice/clean house or a desirabe lot).  2.  This house had an adjoing lot – an extra 3.11 acres that sold to the same buyer for $160,000.  Perhaps we will see a new build here?  Or maybe they are just enjoing the extra space.


Under Contracts – SIX homes went under contract this month.  They were all in the $400 – $500,000 price range, with the exception of 8724 Armadillo Trail with contracted in 1 day and was listed for $775,000.  This price range is still HOT!!!


Actives – There are 6 currently on the market in the Meadows.  Many of these homes have been sitting for a few months, which means they are overpriced or not up to par.
